The gray pipe hiding in half the neighborhoods we work in
Between 1978 and 1995, builders across Maryland, Virginia, and the DC suburbs plumbed millions of homes with a flexible gray plastic pipe called polybutylene. It was cheap, it was fast to install, and for a while it looked like the future of residential plumbing. Whole subdivisions in Prince George’s County, Charles County, and out through Prince William County went in with it. If your home was built or repiped during those years, there is a real chance it is running on polybutylene right now.
The problem is what happened next. Polybutylene turned out to have a fatal weakness: the chlorine and chloramine that water utilities add to keep drinking water safe slowly attack the pipe from the inside. The material gets brittle, tiny fractures form in the pipe wall and at the fittings, and one day a line that looked fine for twenty years lets go without any warning at all. The failures were widespread enough that polybutylene was pulled from the market and a class action settlement paid out for years. No building code in the region allows new polybutylene today.
Why it fails without warning
Most pipe materials give you some notice. Copper pinholes start as small drips. Galvanized steel chokes down slowly and telegraphs its age through falling water pressure. Polybutylene does neither. The damage happens inside the pipe wall where you cannot see it, and the outside of the pipe looks exactly the same the day before a failure as it did the day it was installed.
That is what makes it different from an ordinary aging-plumbing problem. It is not a question of maintenance, and it is not something a careful homeowner can stay ahead of by watching for drips. The material itself is the problem, and it is degrading in every home that still has it, whether the water is on or off. When it fails, it tends to fail as a rupture rather than a drip, which is how a family ends up with a flooded ceiling or a soaked finished basement from a pipe nobody had touched in years.
How to tell if your home has it
You do not need to open walls to make a good first check. Polybutylene is usually gray, sometimes blue or black, and it is flexible where copper is rigid. Here is where to look:
- At the water heater, where the supply lines connect. Gray flexible pipe running into the heater is the classic giveaway
- Under sinks, where supply lines come out of the wall before the shutoff valves
- In the basement or crawl space, running along the joists. Look for gray pipe about the diameter of a pencil to a garden hose, often stamped “PB2110”
- At the main shutoff where the water service enters the house
The stamp is the confirmation. If you can read “PB2110” anywhere on the line, you have polybutylene. Some homes are mixed, with copper in one section and polybutylene in an addition or a repair, so finding copper at one fixture does not clear the whole house. And some builders used polybutylene only for the underground service line from the street, which you cannot see at all without knowing what to look for at the meter and the entry point.
What we tell homeowners who find it
We are straight with people about this, the same way we are about everything else: polybutylene cannot be repaired in any way that makes economic sense. When a section fails, splicing in a patch fixes the spot that already broke and does nothing for every other foot of pipe in the house, which is made of the same degrading material and has been drinking the same treated water. We can make an emergency repair to stop active flooding, and sometimes that is the right immediate move. But the honest advice is that a polybutylene home needs a plan for full replacement, not a series of patches.
A whole-home repipe sounds more disruptive than it usually is. On a typical single-family home we replace the polybutylene with modern PEX or copper, working section by section so the water is only off for part of the day. Drywall openings are kept small and deliberate. Most repipes are done in a few days, and then the problem is simply gone. You stop thinking about your pipes, your insurance company stops caring, and the next buyer’s home inspector has nothing to flag.

The insurance angle nobody mentions until it bites
Here is the part that surprises DMV homeowners: many insurance carriers now treat polybutylene as a known risk. Some will not write a new policy on a home with it. Some exclude water damage from polybutylene failures specifically. Some require replacement within a set window after a sale. If you are buying, selling, or shopping your homeowner’s policy, the gray pipe in the basement can turn into a five-figure surprise at the worst possible moment.
That is worth knowing before it becomes urgent, because a planned repipe on your schedule is always cheaper and calmer than a forced one during a real estate transaction or after a flood. We have done plenty of both, and the planned ones are better for everyone.
