Water is coming out of my boiler. What do I shut off?
Turn the boiler off at its switch and close the water feed valve to it, usually on the pipe entering the unit. That stops it firing and stops more water arriving. Put a container under the drip and call us. Do not keep refilling a system that is losing water.
My condensate pipe froze and the boiler shut down. Can that be fixed tonight?
Usually yes. A frozen condensate line makes modern boilers lock out as a safety measure. Thawing the line and restarting is often quick. We will also look at whether the pipe run should be rerouted or insulated so it does not repeat every cold snap.
Is a boiler with no heat actually an emergency?
In freezing weather, yes, because the pipes in the house are on the clock. A night without heat can turn into burst lines and water damage. We would rather come out and find a small fault than come back to a flooded basement.
